Residential properties being built in the Forest Hills, Hills Plains East, Wentworth Ridge and Highlands Estate area of Tamworth’s Hills Plains development will be connected to Tamworth Regional Council’s sewer system via low pressure sewer, rather than conventional gravity sewer. A low pressure sewer system is generally required for rural/residential lots in the Hills Plain/Forest Hills estate subdivision, as outlined in the Hills Plain 2006 Development Control Plan. This system is connected to Council’s sewer reticulation via individual pumps on each property and a rising main (pressure pipe) rather than the conventional gravity sewer that services most higher density development areas. The Hills Plain pressure sewer system will comprise approximately 500 low pressure units at full development of the relevant area of the Forest Hills estate.
The low pressure sewer units required at Forest Hills estate are supplied and installed by Council. Council will certify the system prior to building occupation. The system (including pumping equipment on each individual property) is currently maintained by Council and in the event of difficulties with the system following installation, Council's Customer Services Centre should be the first point of contact.
The owner and/or builder is responsible for the provision of power supply, ongoing supply of electricity to the pumping unit and installation of plumbing from the house to the pumping unit. Extra costs can be incurred at time of installation if a non standard installation is requested. Common non standard items include additional electrical cable or pressure pipe for installation of pumps more than a specified distance from the residence or property boundary. Extra costs can also be incurred if the occupier of a property repeatedly or wilfully damages the pumping unit. Occupation of residences is not permitted prior to installation and commissioning of the pressure sewerage equipment that services the residence. Council requires six weeks notice for installation and commissioning of the system and will not install equipment prior to the house slab being laid.
